Analysis of Punggol Point Cove Site Plan
The analysis of the Punggol Point Cove site map highlights what you should look out for when choosing a Singapore property. HBD BTO AUG 2018 has launched a total of 5 residential blocks as below:
Punggol Point Cove, 5 Blocks
Total : 1178 Units
Block 446A : 21 storeys
Block 446B : 20/22 storeys
Block 447A : 20/23 storeys
Block 448A : 8/14 storeys
Block 448B : 8/14 storeys
The blocks are designed in an oval shape to maximise the distance between blocks for better privacy and generally have a North-South orientation to reduce direct impact of morning and afternoon sun.
1. Sea-Facing Units
(To Consider)
Block 448A – Stack 1105, 1107 (5-Room/3Gen)
Block 448A – Stack 1099, 1101 (4-Room)
Block 448A – Stack 1091, 1093, 1095, 1097 (3-Room)
Block 448B – Stack 1141, 1143
While the units facing the sea has direct morning sun, it should not deter the homeowners who wish to get that rare view of the sea facing units. The 3- and 4-room BTO flats in Block 448A have good views of the sea with partial morning sun. The choice units for Punggol Point Cove are located in Block 448A and 447A.
2. Bin Centres
(To Avoid)
Block 448A – Stack 1101 (4-Room)
Block 448B – Stack 1135 (4-Room)
There will be no waste collection on the ground level due to the adoption of the pneumatic waste system. While there is no concern of smell or pest during waste collection, it is important to consider the positioning of the single bin area serving the residents on each level.
Looking at Blocks 448A and 448B, there are about 17-19 units on some of the floor levels. This could be a cause of concern for homeowners choosing the 4-room flats which are located next to the chute area.
3. Electrical Sub-Station
The only ESS for the entire estate is located between Block 448 and 448B. While many reports has dismissed the health concerns, it is still worthwhile to know that the structure could be obstructing the views of the lower floor units.
4. Carpark Entrances and Exits
The carpark at Punggol Point Cove are designed as underground carparks. This will eliminate the fear of having one’s unit looking at the unsightly structure. The entrances and exits of the carpark are located at Block 448 and 446B.
5. Future Chinese Temple
There is a site on the south of the plot which has been reserved for Chinese Temple. One could speculate the building and its roof to reach the height of 4 storeys. The structure could obstruct the views of those lower floor units that are directly facing it.
It is best to avoid the Chinese Temple if you are particular about noise which could get loud during festive periods. For some property buyers, they prefer to avoid places of worship because of Feng Shui – as it believed that the aura could be overwhelming.
