Melody Spring @ Yishun offers 456 Build-To-Order (BTO) flats consisting of 3-, 4-, and 5-room flats distributed over four 13-storey residential blocks. This is the second phase of Melody Spring @ Yishun which was first released in the BTO AUG 2018. Melody Spring @ Yishun is located at Yishun Street 44 which is flanked by Yishun Avenue 8 and Yishun Street 42, and is served by the nearest Yishun MRT Station on the North-South Line.

The first phase of Melody Spring offered some 570 BTO flats comprising of 2-, 3- , 4- and 5-room flats developed over four 13-storeys residential blocks. The total number of BTO flats in both phases adds up to 1026 units.

The lush landscaping concept in Yishun HDB BTO is inspired by the nearby Lower Seletar Reservoir and other nature spots in Yishun to complement its surrounding.

Eco-Friendly Design at Melody Spring @ Yishun

Melody Spring @ Yishun adopts several eco-friendly features to promote recycling, energy efficiency and water savings.

The chute bins are separated to distinguish organic from recyclable waste which can be collected for recycling plants. The adoption Pneumatic Waste Conveyance System in HDB blocks will encourage efficient use of manpower and cleaner waste disposal.

All lightings at stairways are fitted with motion sensor and  to reduce energy consumption when not used. The introduction of regenerative lifts allows power to be distributed to the building’s electrical network for storage or other uses.

Bicycle stands and designated carparks to facilitate car-sharing helps to reduce reliance on cars which help to reduce carbon emission

Lifestyle around HDB BTO Yishun Town

The residents who enjoy outdoor activities can explore Lower Seletar Reservoir, Yishun Park and Yishun Swimming Complex during their free time. There are opportunities for great family activities available in the privately owned Orchid Country club.

The nearby shopping malls such as Northpoint City and Yishun Mall offers a wide range of dining options, supermarket and shopping. There nearby Yishun Park Hawker Centre offers unique local heartland activities and escape from the bustling urban pace.

The town is served by the Yishun MRT station. Drivers and motorists can easily connect to other parts of Singapore via the Seletar Expressway (SLE) and Central Expressway (CTE). In the near future, the residents can look forward to the new North-South corridor expressway which will reduce dependence on the CTE.

Best Facing Stacks at Melody Spring @ Yishun

There are a total of four blocks 476A, 476B, 476C and 477A in the second phase of Melody Spring @ Yishun. The series of block 476s are ideally positioned at an angle in relation to the morning sun which is ideal to let in sufficient light.

While the opposite vacant site has been earmarked for high rise development but there is no confirmed or known plans at this moment, this will temporarily offer flats overlooking Yishun Avenue 8 an unblocked view. Do note that traffic noise resulting from the nearby industrial activities could be something to consider.

The 5-room flats are congregated at the eastern side of the development which enjoys unblocked view over the park.

For 3-room flats, 38,40, 170 and 172 shields the residents from traffic noise and have ample distance between the blocks to provide sufficient privacy. The stacks 28, 30, 182 and 184 do enjoy view of the park and open space but are more vulnerable to morning and afternoon sun and traffic noise.

For 4-room flats, the stacks 190, 192 followed by 174 and 176 at Block 477A are ideally positioned at North-South orientation, higher privacy and unblocked view. There will limited noise from the traffic along Yishun Street 44 as it is an ancillary road to Yishun Avenue 8. These stacks 176 and 192 are slightly more advantageous with its extra corridor space outside the flats.

Home buyers may wish to avoid stacks 20, 22 186 and 188 due to its close proximity to the housing blocks across the road and higher exposure to the afternoon sun.

The 4-room flats along Yishun Avenue 8 enjoys unblocked view and good ventilation in general but may experience higher traffic noise.

As there is only one multi-storey carpark servicing the entire Melody Spring @ Yishun estate, it has been designed to be higher at 7/8 storey high with a roof garden on 9th storey. Homebuyers should try to get units at 10th storeys or higher to avoid facing the carpark when choosing a flat that faces into the estate.

The 4-room flats in block 476B and 476C has some interesting advantage over the rest being positioned next to the 5-room flats as they enjoy lower density in terms of number of units. This could impact residents during peak hours when more residents are using the common lifts.

The 5-room flats at Melody Spring @ Yishun are interestingly congregated at the eastern side of the development. It is noted that stacks 42, 70 and 80 have extra corridor space outside their flat. The 5-room flats are generally share similar physical attributes but home buyers may wish to avoid stacks 66 and 68 which are near the electrical substation.

Affordability Guideline For Melody Spring @ Yishun

A typical 3-Room BTO Flat will cost $185,000 and could be eligible for Additional CPF Housing Grant (AHG) of up to $25,000 and Special CPF Housing Grant (SHG) of up to $40,000. With an intial down-payment of 10% of $18,500, the remaining price of the flat can be supplement with a housing loan of $101,500 at monthly mortgage payment of $461. Based on a median household income of $2,700, the mortgage servicing ratio is 17%.

A typical 4-Room BTO Flat will cost $280,000 and could be eligible for Additional CPF Housing Grant (AHG) of up to $5,000 and Special CPF Housing Grant (SHG) of up to $40,000. An estimated housing loan of $207,000 will result in a monthly mortgage payment of $940. Based on a median household income of $4,700, the mortgage servicing ratio is 20%.

A typical 5-Room BTO Flat will cost $370,000 without any CPF Housing Grant. The estimated housing loan of $333,000 will yield a monthly mortgage payment of $1,511. The mortgage servicing ratio of 22% is estimated based on a median household income of $6,800.

Completion Time Guideline For Yishun HDB BTO Flats

For home buyers who are applying for Melody Spring @ Yishun can expect selection process to commence from January 2019 to July 2019. The BTO flat is estimated to complete by end of 2020 and home owners can expect to receive their keys between November 2021 to December 2021.

The overall waiting time for such BTO flats has been greatly reduced to 19-20 months when compared to the previous waiting time of almost 48 months. This is partly due to adoption of Prefabricated Prefinished Volumetric Construction and commencement of construction ahead of its actual sales launch.

The final construction time may vary due to exogenous factors such as complexity in construction design, soil condition and site conditions.

Melody Spring Yishun versus Comparable Resale Prices

As this is the first time 3-room flats are introduced to this neighbourhood, there is no comparable 3-room flat in the vicinity.

The typical resale price of  4-rooms flats is $355,000 to $455,000 for 92 to 97 square metres (sqm). The 4-room BTO flats offered at Melody Spring @ Yishun are 90 sqm and priced at $259,000 to $304,000. When comparing the higher band of the BTO and resale, it represents about 28% discount based on the same area of 90 sqm.
