Kempas Residences is one of the upcoming HDB BTO Sales Launch for Kallang/Whampoa town in May 2019. Located just off Kempas Road, and bounded by Serangoon Road, Lavender Street, and Boon Keng Road, the estate will also be opposite Towner Crest launched during HDB BT Feb 2019.

Kempas Residences comprises of four residential blocks ranging from 29 to 37 storeys in height. There will be a total of 583 units of 2-room Flexi, 3-, and 4-room flats.

However do note that the 2-room Flexi flats in this development are only offered to seniors (aged 55 and above) on short leases between 15 and 45 years (in 5-year increments).

As such the focus for this Kallang/Whampoa estate is to suit the need of smaller or elderly families, while offering suitable and comfortable living to be called a lovely home.

Kempas Residences is situated near walking distance to both Farrer Park MRT Station and Boon Keng MRT Station. Being part of the Kallang/Whampoa town, residents can enjoy excellent connectivity to the key transport nodes such as North-East Line (NEL) or East-West Line (EWL) and Downtown Line (DTL).

The town is home to an estimated 106,900 HDB residents with about 39,194 flats (as of 31 March 2018). With about 2.73 average household size, Kallang/Whampoa has the sixth smallest household size amongst all HDB estates, as such the town will have less crowd of children and elderly staying together under one roof.

At Kempas Residences, residents can enjoy convenient access to hawker fare and fresh produce at the nearby Boon Keng Ville Neighbourhood Centre. For recreation, residents can stroll or jog along the Kallang Park Connector and Pelton Canal Park Connector, or head to the scenic Kallang Riverside Park for some water sports. Alternatively, they may participate in the activities organised at the nearby Geylang West Community Club.

The nearby Bendemeer Shopping Mall will provide residents with easy access to a wide range of goods and services. Residents can visit the Whampoa Park Connector and Kallang Community Club for their leisurely pursuits. For the active, the Jalan Besar Stadium and Swimming Complex, St Wilfrid Squash and Tennis Centre, and St Wilfrid Field are great spots to sweat it out.

History of Kallang/Whampoa Estate

The name Kallang, was derived from the Malay term referring to the ‘orang laut’, or sea gypsies who lived by the Kallang and Singapore River. Another explanation of its origins is from the Malay word ‘kilang’ or mill/ factory, many of which operated in that area.

The current Kallang housing estate is one of Singapore’s oldest housing estates, and was the site of Singapore’s first airport, Kallang Airport, which opened in 1937 before Changi Airport at the far east took over as the main commercial airline port for Singapore.

1.Bin Chutes
Each residential block in Kempas Residences has recyclable and waste refuse chutes located nearby their respective building lifts. It is advisable to avoid lower floor units for the following areas due to noise congestion during waste collection periods.

2. Electrical Substation (ESS)
The only ESS is located at north east of the Kempas Residences estate, with closest residential block being 2BB stack 39. The ESS is carefully located at the the far corner of the estate, with a road in between.

3.Entrance/Exit of Carpark
The carpark located at the middle of Kempas Residences estate is a 7/7 multi-storey and comes with an accessible roof garden at the top 7th storey. Car entrance and exit for the carpark are accessible at the middle of Kempas Residences estate, near Blk 1B Stack 19 and Blk 2A Stack 21. Considering a 50% vehicle ownership among the units, there may be around 240 vehicles passing by, as such interested residents should be noted on the sound pollution.

4. Position of Rising and Setting Sun
The rightmost residential units (stack 1, 9, 11, 19, 21, 29, 31, 37 and  39) will experience the morning sun while the leftmost units (stack 3, 5, 7, 13, 15, 17, 23, 25, 27, 33 and 35) will have their share of the afternoon sun.

As such other residential units in between the aforementioned above stacks are in the safety net of protection from harsh sunlights.

The mall also sits on the site of Singapore’s historic New World Amusement Park and is directly connected to Farrer Park MRT Station. The mall itself is over 450,000 sq ft of net lettable area, spread over five retail levels, two basements and four levels of lifestyle services, it is home to about 200 tenants that caters to the lifestyle needs of today’s discerning mid-income families.

City Square Mall is envisioned as a miniature ‘town-centre’ which provides the perfect setting for the community to meet, play and shop while acquiring an eco-learning experience. Kallang/Whampoa town has seven MRT stations inclusive of three notable MRT lines in its vicinity.

Boon Keng (which is closest to Towner Crest) and Farrer Park MRT stations bound by the North East Line that connects to popular places such as Punggol, Serangoon, Dhoby Ghaut and Harbourfront.
