Sengkang BTO: Understanding Its Present and Historical Significance
The Sengkang town is home to an estimated 212,100 HDB residents living in 66,605 flats in the town (as of 31 March 2018). With an average household size of 3.18, Sengkang town has the ten largest household size amongst overall the 26 existing HDB estates in Singapore. The ecosystem of Sengkang helped attracted younger couples who wish to start a family with more living space some 15 years ago.
The nearby Seletar Mall and Compass One offers plenty of dining and retail options at the town centre. In addition, residents can enjoy outdoors activities such as jogging or take a stroll in the scenic Sengkang Riverside Park. The sports facilities at Sengkang Sports Centre will provide great fun for the whole family.
The origins of Sengkang Township
The name Sengkang means “prosperous harbour” in Chinese. The name comes from a road called Lorong Sengkang, off Lorong Buangkok. The area was formerly known as Kangkar (Gang Jiao 港脚) or “foot of the port” as there was once a fishing port located along Sungei Serangoon.
Sengkang Town originated from the area once called Kangkar, named after the port and fishing village along Sungei Serangoon. By the mid-20th century, the area was home to several rubber, pepper, and pineapple plantations.
The early transformation of Sengkang
Sengkang Town was largely left alone until 1994, when an urban design team of ten from HDB began conceptualising for a new town in Sengkang. It was the first satellite town to have its major public transport amenities built in tandem with the main public housing development. The Sengkang Light Rail Transit (LRT) system was developed as the existing public housing blocks were being built in the late 1990s.
Sengkang Town was later carved up into seven sub-zones that would house a total of 95,000 public and private housing units in the long term. Today, the town has been transformed into a 21st century township, with amenities for work and play for residents. The housing developments there are known for their nautical-themed names, harkening back to the town’s past.

When deciding a home for long term use, it is of relative importance to consider the availability of quality primary and secondary schools which have a relative positive correlation to the housing prices.
Many research papers have suggested that school quality has a causal effect on housing prices in major cities. The effect of school quality on the price of residences serves as one of the dominant factor in homebuyers’ decision-making processes. In some districts, housing prices rely more on the school quality in the neighbourhood than the distance to the business district.
