Fernvale Vines, a non-mature estate,  is one of the upcoming BTO launches for HDB BTO FEB 2019. The estate name ‘Fernvale Vines’ symbolises the growth and vibrancy of Sengkang town.

Located in the North-Eastern Region, Fernvale Vines is bounded by Fernvale Street and Fernvale Road and near the Punggol River. Sengkang is one of the few towns that will directly benefit from the creation of employment opportunities and infrastructure investment in Punggol Digital District.

Fernvale Vines estate comprises of 933 units of 2-room Flexi, 3-, 4-, 5-room, and 3Gen flats, located across 6 residential blocks ranging from 17 to 24 storeys in height. This is the few BTO launches which offer 3Gen flats during this HDB new home sales in February 2019.

Fernvale Acres, a sister estate to Fernvale Vines, is located nearer to the south of the town and was launched during the earlier HDB BTO NOV 2018.

Sengkang BTO: Understanding Its Present and Historical Significance
The Sengkang town is home to an estimated 212,100 HDB residents living in 66,605 flats in the town (as of 31 March 2018). With an average household size of 3.18, Sengkang town has the ten largest household size amongst overall the 26 existing HDB estates in Singapore. The ecosystem of Sengkang helped attracted younger couples who wish to start a family with more living space some 15 years ago.

The nearby Seletar Mall and Compass One offers plenty of dining and retail options at the town centre. The origins of Sengkang Township
The name Sengkang means “prosperous harbour” in Chinese. The name comes from a road called Lorong Sengkang, off Lorong Buangkok. The area was formerly known as Kangkar (Gang Jiao 港脚) or “foot of the port” as there was once a fishing port located along Sungei Serangoon.

Sengkang Town originated from the area once called Kangkar, named after the port and fishing village along Sungei Serangoon. By the mid-20th century, the area was home to several rubber, pepper, and pineapple plantations.

The early transformation of Sengkang
Sengkang Town was largely left alone until 1994, when an urban design team of ten from HDB began conceptualising for a new town in Sengkang. It was the first satellite town to have its major public transport amenities built in tandem with the main public housing development. The Sengkang Light Rail Transit (LRT) system was developed as the existing public housing blocks were being built in the late 1990s.

Sengkang Town was later carved up into seven sub-zones that would house a total of 95,000 public and private housing units in the long term. Today, the town has been transformed into a 21st century township, with amenities for work and play for residents. The housing developments there are known for their nautical-themed names, harkening back to the town’s past.

1. Bin Chutes
Each residential block in Fernvale Vines has recyclable and waste refuse chutes located nearby their respective building lifts. It is advisable to avoid lower floor units for the following areas due to noise congestion during waste collection periods.

2. Electrical Substation (ESS)
The only ESS is located at west region of the Fernvale Vines estate, within the 2-storey elderly facility and with the closest residential block being 464A stacks 506, 508, 510 and 5512. The ESS may impact the view of the estate environment for those living in those aforementioned stacks.

3. Entrance/Exit of Carpark
The carpark located at the north of Fernvale Vines estate is 6 multi-storey and comes with an accessible roof garden at the top 7th storey. Car entrance and exit for the carpark are also accessible at the north of Fernvale Vines estate along with the entrance and exit of the Fernvale Vines estate, nearby residential block 465A stacks 538, 540 and 542.

Assuming a 50% car ownership rate, there could be close to 467 cars passing through tand producing large amount of noise congestion. It is best to avoid these residential units which are in close proximity to these entrances and exits.

4. Exposure to Morning and Afternoon Sun
The rightmost residential units (stack 566, 568, 574, 576 and 578) will experience the morning sunrise while the leftmost units (stack 502, 504, 506, 538, 540, 590 and 592) will have their share of the evening sunset. As such other residential units in between the aforementioned above stacks are in the safety net of protection from harsh sunlights.

Fernvale Vines is located next to the Thanggam LRT station, which seamlessly connects onto Sengkang MRT station bound by the North East Line (NEL). Sengkang has two main rivers, Sungei Punggol and Sungei Serangoon, which run through the town with a network of green connectors along their banks. They link housing precincts to neighbourhood parks such as Sengkang Riverside Park, as well as the Sengkang Swimming Complex, Sengkang Hockey Stadium and Anchorvale Community Centre. These park connectors are linked to the Coney Island Park in Punggol New Town and the existing Punggol Park in the south, to better serve the recreational needs of the residents of Sengkang.

Sengkang Sculpture Park, located in Compassvale, is an elongated green space that was adapted from Sengkang’s “fishing village / marine” theme and design brief which called for the introduction of “Arts in the Park”.
